This new office development was constructed to house the corporate offices for the Majid Al Futtaim Group.  Located opposite Deira City Centre, the building was constructed with a 3 level basement and 9 stories above ground.

A unique feature of this project is the 'flexible space system' for air conditioning.  In this system cold air is blown under the raised floor void using air handling units within the floor terminal units.  This then pushes air throughout the office space.  The complete system is highly intelligent and was used for the first time in the UAE on this project.
